Building footprint by using LAS

Hey, everyone!
I'm a student and I'm developing a research using LAS files. It's my first time using this tool, so I'm a lit bit confused sometimes.
My job wants to identify and get the favela's contour (polygons) and it's elevation. With that results we'd be able to handle the territorial planning. For that, I've tried everything by using ArcGis, so I'd be very grateful if someone has any help with metodology or tutorial. My biggest problem is:

I've tried two ways:
1) By Using Las Tools.
A LAS dataset was created. Then, I put it on "las ground", "las height", "las classify" and "las boundary". It create the polygons, but the roofs are very inconsistents and the polygon is almost always bigger and does not represent the reality.
2) By using tools from ArcGis. Ex: Las point statistics as file and then extracting the polygon from that. The result is similar to the Las Tool's one, but with noisy parts. I couldn't find a good parameter to get the polygon.

Can someone help me?
I'd be very grateful!
